First Realty Capital is a commercial mortgage intermediary — not a direct lender. This distinction matters: our sole incentive is to find you the best available capital at the lowest cost, from the broadest universe of conduit lenders, SBA preferred lenders, and USDA approved lenders in the market.

We specialize in three underwriting challenges where most mortgage brokers fall short:

  • Hotel PIP Refinancing — structuring CMBS loans that fund brand-mandated renovation escrows at closing, converting SBA 7(a) floating rate debt to fixed CMBS.
  • Assisted Living Facility Financing — navigating USDA B&I, SBA 504, and CMBS underwriting for a heavily regulated asset class with unique income-verification requirements.
  • SBA-to-CMBS Refinancing — converting post-stabilization hotels from SBA 7(a) floating rate to fixed CMBS, saving borrowers $80K–$150K per year in debt service.

Our Approach

Every transaction goes through our Capital Analytics underwriting platform — a proprietary system that runs DSCR analysis, Monte Carlo RevPAR simulations, capital stack optimization, and market risk scoring. We deliver preliminary term sheets in 5–7 business days because our pre-underwriting is already complete before we approach a single lender.

We do not charge upfront application fees. Our compensation is a loan origination fee paid at closing, aligned with your successful transaction.
